My Journey
As a licensed real estate broker in both Florida since 1984 and Colorado, with over 35 years of experience I’ve been deeply involved in the ever-evolving real estate landscape. I’ve successfully facilitated over 1.4 billion dollars in closed sell-side transactions, encompassing the entirety of Florida and extending into the Denver-Metro area. Additionally, my role as a Florida Title Insurance agent has provided me with invaluable insights into the intricacies of the real estate market. My approach to real estate sales revolves around two core principles: negotiating expertise and genuine compassion for those I serve, always underpinned by sound advice. I firmly believe in the concept of single agency representation for both home sellers and buyers, as it allows for a focused, personalized experience.
Having completed over 4,500 home sales, I was compelled to share my experiences in a unique way. Thus, “Selling a Home in the Digital Age” was born—a book that delves into the art of negotiation, primarily tailored for industry professionals. While it may not captivate every reader, it holds invaluable insights for agents aspiring to become adept negotiators. Available in digital form, the book candidly explores the intricacies of seller actions and motivations in the home-selling process.
My second book, “The Listing Agent,” due for release in December of 2023, serves as a comprehensive guide for real estate listing professionals, offering a wealth of practical advice. Among its many lessons, the book underscores a pivotal transformation in my career—from a tenacious negotiator to a listing agent driven by compassion for the homeowners I represent.
Selling homes entails far more than simply setting the right list price and finding a buyer; it often involves nuanced aspects that sellers may not openly communicate to their agents. Through my journey, I’ve come to appreciate the profound emotional and life-changing decisions that accompany the sale of one’s primary residence.

This revolutionary software marks the apex of our 18-year journey in the realm of real estate and software. Throughout this span, we’ve painstakingly overseen more than 10,000 listings, employing our own proprietary software solutions in the process. Our inspiration to create Showing Bee stemmed from our experience in developing software tools to address the shortcomings left by existing systems.
Showing Bee is set to redefine the landscape of real estate technology. It stands as a hybrid, melding a cutting-edge showing engine with an MLS listing aggregation platform, unrivaled in the market. This groundbreaking system is poised to make its debut to the public in the first quarter of 2024.

Real estate agents rely on title experts for successful closings. While agents can become skilled in a few years, title insurance mastery takes over a decade. These title insurance professionals, often unsung heroes, are instrumental in ensuring the smooth execution of real estate transactions.
Established in 2014 in collaboration with my longtime business partner, Erin Knorr, our affiliated company, New Frontier Title, has consistently led the way in providing a streamlined closing experience for our valued real estate clients. However, I discovered a genuine passion for producing videos for Altru Realty agents and the broader public. Today, I operate a dedicated video studio within the confines of my Altru Realty office in St. Petersburg.

In order to deliver informative “how-to” real estate videos, I’ve assembled a proficient team of social media experts and video editors who collaborate with me in the production process. One particularly impactful video I endorse is geared towards homebuyers and is titled “How to Buy a Home Using a FARBAR ‘As-Is’ Real Estate Contract.” This video delves deeply into the intricacies of the FARBAR contract, the concept of equitable interest, escrow procedures, and the myriad risks associated with homebuying. Notably, this production reflects my perspective as a listing agent.

“Selling a Home in the Digital Age” is a recounting of my journey as a broker, delving into the realm of personally negotiating countless transactions over my extensive 18-year career. What I stumbled upon rather late in my professional path is the profound impact that every seller, whether their property sold or not, has on shaping the type of agent one evolves into.
In my relentless pursuit of excellence, I aspired to be the best, firmly believing I had achieved that distinction. I fiercely advocated for my clients and their financial interests. It’s crucial to note that my adversaries were no pushovers; they were formidable opponents. I unapologetically defied conventional industry norms regarding contract timelines, escrow amounts, appraisal shortfall risks, loan approval deadlines, counteroffers, and a myriad of other negotiation aspects. In my eyes, I was entrusted to safeguard their financial assets, a responsibility I took with the utmost seriousness. While the passage of time has seen me temper some of my fervor, my core approach remains unchanged. However, it’s important to acknowledge that this mission and approach did not come without cost.
